My Story

Why I Chose Non-QM Lending

I started my mortgage career in conventional lending, working with W2 borrowers who had straightforward income documentation. But I kept encountering borrowers who were turned away — not because they couldn't afford a mortgage, but because their income didn't fit the conventional mold.

A restaurant owner who made excellent money but wrote off most of it on taxes. A real estate investor with 12 rental properties generating strong cash flow but no W2 income. An HVAC contractor who had been self-employed for 20 years and built a successful business. A Mexican immigrant who had been in Columbus for 15 years, paid taxes with an ITIN, and just wanted to buy a home for his family.

These borrowers weren't risky — they were often more financially stable than conventional borrowers. They just needed a lender who understood their situation. That's when I pivoted to Non-QM lending, and I've never looked back.

After years in conventional lending, I kept seeing the same story: a successful business owner, a real estate investor with strong cash flow, or a hardworking immigrant — all turned away by conventional lenders because their income didn't fit a W2 box.
