ITIN Loan FAQs
Can I get a mortgage with an ITIN?
Yes. ITIN mortgage loans use your Individual Taxpayer Identification Number in place of a Social Security Number. These are fully legitimate loans offered by licensed lenders and do not require US citizenship or permanent residency.
What credit documentation do I need without a US credit score?
Alternative credit references are accepted: 12 months of rental payment history, utility payment records, cell phone bills, insurance premium payments, and international credit reports. We work with you to document your creditworthiness using available records.
How much do I need to put down?
Most ITIN programs require a minimum 15% down payment for primary residences. Foreign national programs (non-resident buyers) typically require 20–30% down. A larger down payment can also help offset limited credit history.
What visa types are accepted?
Common visa types include H-1B (specialty occupation), L-1 (intracompany transfer), E-2 (investor), TN (NAFTA/CUSMA), O-1, and permanent residents with green cards. Contact us to confirm your specific visa type.
