What is a NonQM mortgage?
A NonQM (Non-Qualified Mortgage) loan uses alternative income documentation — such as bank statements, rental income (DSCR), or investment assets — instead of W-2s and tax returns. These programs are designed for self-employed borrowers, real estate investors, ITIN holders, and anyone whose income structure doesn't fit conventional Fannie Mae/Freddie Mac guidelines.
Who qualifies for a NonQM loan?
NonQM loans are ideal for self-employed business owners with 2+ years of deposits, real estate investors qualifying on rental income (DSCR), high net worth individuals using assets, ITIN holders and foreign nationals, and 1099 contractors with irregular income.
Do I need tax returns to get a NonQM loan?
No. Bank statement loans use 12 or 24 months of personal or business deposits. DSCR loans require no personal income documentation at all — just the property's rental income. Asset-based programs use your investment portfolio. Only P&L loans require a CPA-prepared statement.
What credit score do I need?
